 My sisters new flat

My sister Emma bought a flat, I told her not to get this one but she done it anyway.

So got the keys on monday night or tuesday morning one of the 2.

So I went to see the dump.

master bedroom, its an oil filled gas fire radiator, these are all coming out.

so tuesday and yesterday we stripped wallpaper, and painted and today I stuck down carpets

living room, I picked the carpets btw, progress pics

quite a diff from 2 days ago eh! much nicer.

Spare 'green' room, I told her change it but she went for a different shade of green

tomorrow the suite gets delivered, I paper the main bedroom, emma paints the hall whilst I paper, then weekend maybe smack down the walls, then get he heatign in on monday

Thats not a bad size that is it!

Few things done make a huge difference. Living room looks bigger. Glass door into a bedroom is a bit freaky tho!

yes all the doors aparet from the front door and bathroom are glass, they are gettign replaced as are all socket faces, light switches and lights.

My flats bigger but it is a good size.

I also beleive I am 9 weeks ahead of your family Laughing

also the central heatign and combi boiler. I can't do that these days as it needs a corgi cert to be able to be sold on.

So with a few strings pulled by Lynda we are getting it down to £1940.

Thats a combi boilers and 6 radiators.

Most others want £2.5k plus.

The leccy shower is in a cupboard but we will get a nicer one and the bathroom suite is waiting to be picked up.

I have the joy of fitting that

The kitchen is a filthy job and I have to do that, its breeze block walls that are floating 3 inches above the floor! lol

The laywer and surveyor estimated the place with central heating and a tidy up top be worth at least 60k, when its done we will get it valued.

It cost 44k

But my family is doing a house including sanding wooden floors and fitting a new kitchen and bathroom!

Lynda is the one with the merc c class? Hannas brotehr is a plumber and her dad an electrition so we're sorted there! THey said 1500 for a combi boiler in the flat with rads etc but the lack of mains gas means no central heating for us just yet Confused

Shes not intending to sell tho is she?

I'm fittign a new kitchen and bathroom, I need to get all the tiles etc off the bathroom and stick up new walls in it.

I need to knock down 2 walls int he kitchen and sort out any issues there.

We would have been a lot cheaper if I installed the heating but to sell it on she needs the tickets, so thats what we are paying for, otherwise we can stick it in then have to remove it all when she sells it!

Well I am still working on her to sell it on asap.

lynda has a new merc but yes the one with the purpley merc, new one is blue and nicer.

fucking cheap as chips up there for property!!

down here in essex you will be lucky to find a 2 bedroom flat (like mine) for anything less than £110,000 now

think i might move to wee glasgie lol

everythings being binned tbh, we were gonna rip the dado rail and skirting off the living room but it would have taken the paper with it so we just painted over them!

i will get pics of the main bedroom etc tomorrow.

theres bargains to be ahad everywhere neo, you just need to get em cheap and sell em high.

total spend out on this is gonna be under 50k and aiming for over 60k return which for 2 weeks work isn't bad.

New builds are being built just yards from the place, most are up, so thats helping improve the other proerty prices

only reason get it for 44k was due to the oil filled gas radiators, the fact it needed modernising and the woman was in desperate need of cash quickly.

fucking hell. that place is so much nicer then my house.

this one is worth in a top condtion £220,000-£240,000

current its worth about £160,000 as its falling to bits....liturally

44K WoW my 1bed flat would cost twice more than that flat (if i bought it) that is so cheap i cant belive it 44K

today the sofas arrived, I built the dining table and chairs and the 2 small tables.

She is painting the hallway the now, I left her to it.

We also went and I picked a washing machine and we got a multi cyclone dyson for 150 quid both from currys.

Pick the washing machine up on monday, nowhere to put it.

We also looked at telly's but nothign grabbed otu attention. She has her 32 inch widescreen for her bedroom so wants something bigger and sleeker. She liked a projection telly at 600 but I said it was shite cos it was so we left that.

thats the 2 seater sofa, the one I am sitting on is a 3 seater.

the 2 sofas and dining set (dining chairs are cream leather seats) came to £1400 (I think), that was from Harveys.

Sofas are nice, they are firm which is great tbh

I took Doc around today to see the flat, my mum and sister were there.

They were messing about in the kitchen so I got a pic of the floating wall, this pic is the camera resting on the floor , thats abotu 1 - 1.5 inch gap

So I then removed the cupboards in the best kung fu style. then the wall felt the wrath of my size 14. Which doc found hilarious

so need to get all the bricks etc out then kick down the other wall.

we got a telly table and a 28 inch flatscreen ferguson digi telly from currys for £97 quid yes ninety seven pounds, bargain, will get pic tomorrow.
